Where is this market headed ? When are prices going to come back down? Should I really be buying in this market? These were probably the most asked questions of the year for 2021 when discussing Real Estate.

Well Realtor.com conducted a study and mapped out the Top 10 HOTTEST MARKET PREDICTIONS FOR 2022. Guess what city made the list ? That's right....Indianapolis at Number 4.

"These are places where prices and the number of home sales are expected to rise the most....largely tech hubs in the mountain west and Midwest that provide alternatives to cities on the coast."

The major shift in the amount of people who can and do work remotely has caused a mass migration of people from more expensive cities to "smaller big cities" where housing costs are relatively affordable . With this appearing to be a permanent shift, the idea is that as people continue to opt for Indianapolis as a destination, home prices will continue to rise. The best time to buy is when you can afford to do so!

Exactly 3 years ago to the day, I took the first step & bought my Real Estate Licensing Course. Never could've imagined how the next three years would unfold . So so grateful I just took the first step without knowing what the next step after that would be or HOW everything would work out. I just knew I'd do my best to make sure that it did, and control the parts that I could control. It's been a ride already, and the momentum is just picking up. The vision is becoming clearer & the right pieces are coming together. Only up from here !

I have a few clients in the final phases of building their new construction homes. They got started back in the Spring and even the market for near median priced new construction has gotten steep. Builders are often releasing ONLY 3-4 lots per month & having some sort of bidding process for those lots. It's important to be ahead of the game and make sure that you have all of your ducks in a row and are ready to pull the trigger as soon as lots are made available.

If you're hoping for custom or semi-custom new construction, above Median price point, the main consideration is timing. Once upon a time, you could expect a build time of 9-10 months but we are seeing build times closer to 13-15 months currently for semi-custom and custom home builders. Plan accordingly so that you are not in a bind if construction is delayed for any reason.

Some of you might not have any idea what I'm talking about but some of you have lived it and know exactly what it means to code switch almost automatically in certain rooms. We do it so often that it becomes instinctual. Working on reversing that instinct all 2021. Cause it's exhausting being different versions of yourself in different rooms, but at times I make the switch before I even realize it.....then comes the wave of guilt or shame or whatever that feeling is called when you realize you code switched without even thinking about it and wonder why you felt the need to...then you try to ease back into yourself. So if I seem a little different (to you) this year....I'm not. This is just the first time you've met ME. What areas are you manifesting growth in all 2021?
