The median days on market is now 42 days. Buyers finally have room to breathe and negotiate.
📍 Your Neighborhood Radar: ☀️ Southport & Perry Township: "High Pressure" zone! Well-maintained ranch homes are moving FAST. ☀️ Greenwood & Center Grove: A "Warm Front" of investment. Most people know me as a Realtor, but my journey actually started in Meteorology at Indiana University. In weather, we look at pressure systems to predict a storm; in real estate, I look at inventory and interest rates to predict your best move.

Here is the current "7-Day Forecast" for Indy Housing:

High Pressure (Demand): With falling interest rates were are beginning to see buyers start to enter the market in areas like Carmel, Center Grove, Southport and Avon.

The "Heat Index": With these buyers entering the market homes that are priced correctly using a PSA (Pricing Strategy Advisor) will see strong demand.

The Outlook: With my background as a Pastor, I prioritize the "Human Element" over the transaction. I know moving is stressful—I've done it 14 times myself.

The Bottom Line: Don’t get caught in the rain without an umbrella. Whether you are looking in Meridian Hills, Broad Ripple, Avon, Fishers or Greenwood, you need a data-driven strategy to win the best price, terms, and contractual conditions for your home.
