Carmel and Zionsville have genuinely great homes. Great homes with no real launch strategy behind them still sit longer than they should and close for less than they deserve. 🏡

Here's what I do to make sure that doesn't happen.

Prep before photography. The first impression a buyer forms of your home happens on a screen, and in a market with the inventory levels we have in the Indianapolis north suburbs right now, that impression determines whether your home makes their showing list at all.

Photography and video that actually shows why the home is worth the drive from wherever the buyer is coming from.

A launch across every channel simultaneously on day one — not day three.

Agent network outreach on launch day, because a meaningful number of the most qualified buyers in Carmel, Zionsville, Fishers, and Westfield are already working with someone, and those relationships are how I get your listing in front of them before it's widely visible.

Real social marketing with a reach strategy behind it. Not a post that disappears in four hours.

And then I pay attention to what the first week tells me. Views, showing requests, agent feedback — I track it and I act on it fast if something needs to change.

Your home in this market deserves a launch built around what it's actually worth.

Sold in ONE day — and $25,000 over asking. ⚡

813 E 79th Street was the kind of listing that doesn't come around often: an immaculate ranch held within the same family for over 50 years, meticulously cared for and beautifully updated, in Washington Township's coveted Windcombe neighborhood. The market responded fast.

Resting on a lush half-acre lot, it blends classic charm with an impressive list of updates: a new roof (2022), furnace (2021), water heater (2024), encapsulated crawlspace, durable HardieBoard siding, new decking, and a new fence. Inside, an open-concept plan, a large family room, and a cozy fireplace with new gas logs. ✨

But the true magic was out back: a screened-in porch overlooking a private, tree-lined yard, with direct, private access to the Monon Trail right from the neighborhood. 🌳

Sold at $545,000 ($25K over list!) · 3 Bed · 3 Bath · 2,020 SF · Half Acre

Thinking about selling? The right home, priced and marketed well, still moves fast. Let's talk about yours. 💬

Indianapolis area homes have a character that is very specific to this part of the Midwest and to the families who choose these suburbs deliberately and then discover that the choice held up better than they expected. ☀️

I spend a lot of time thinking about what makes a home in Carmel feel right for one family and not quite right for another, which made this question feel less like a gimmick and more like something I actually wanted an honest answer to.

Which wine are you, and does your Indianapolis area home actually match? Drop it in the comments and tag someone whose home you already have a very clear answer for.

Outdoor living edition, and in the Indianapolis area this question gets specific fast because the people who buy in Carmel, Zionsville, Fishers, and Westfield tend to have strong and considered opinions about what they want from their outdoor space. ☀️

Drop all eight answers in the comments. I genuinely want to know where this community lands on every single one.

Historic soul meets sleek, modern luxury. 🏙️

1827 Livery Way is a polished, light-drenched townhome tucked away on a quiet, pedestrian-oriented street in storied Herron-Morton. With nearly 2,000 square feet, it delivers the crisp finish of new construction wrapped in one of Indy's most beloved historic neighborhoods.

The layout is built for both effortless daily living and high-end entertaining. The kitchen flows straight onto a private balcony, perfect for slow mornings with coffee. The primary suite is a true sanctuary with a generous walk-in closet and a spa-inspired tiled shower, and a lower-level office/flex room plus an attached two-car garage handle the practical side. ✨

But the real magic unfolds as you move upward. The upper levels frame breathtaking views of the Indianapolis skyline, culminating in a rooftop deck that is a total showstopper. Front-row fireworks, sunsets over downtown, and the kind of space that turns an ordinary evening into an escape. 🌆

The Indianapolis area listings that sell quickly and at the right number are not always the newest or the most recently renovated. They're the ones that were brought to market with a level of preparation that today's buyers, many of whom are comparing options from other cities before they ever visit in person, actually recognize and respond to. ☀️

Here are 6 things professional stagers actually do, and the reason most sellers skip them is simply that nobody explained the cost of leaving them undone in a market that is more competitive than it looks from the outside.

Save this if a listing is anywhere on your timeline.

Indianapolis area homes have a maintenance rhythm shaped by four real seasons, and the homeowners who stay ahead of that rhythm are the ones whose properties perform best when it matters most. ☀️

Here are 4 things worth scheduling this month, before fall arrives and before any of them become the kind of issue that creates real inconvenience or surfaces on an inspection at the wrong time.

Save this and share it with a neighbor in Carmel, Zionsville, Fishers, or Westfield who would find it useful.

There's an Indianapolis that shows up in best-city lists and cost-of-living comparisons and relocated-corporate-employees conversations. And then there's the one that takes a few years of actually living here to fully appreciate, and those two versions are more different than most people expect before they arrive. ☀️

If any of these landed, tag someone who would feel every single one.

An Indianapolis August evening in the right backyard deserves a drink worth the effort of making it. ☀️

Here are 5 cocktails worth putting together this month, whether you're hosting on a Carmel patio or simply deciding that a Tuesday after a long week deserves something more intentional than whatever is already open.

Save this and send it to whoever handles the bar at your next gathering.

Two years in a row. 🌟

I'm honored to share that I've been named a 2026 Five Star Real Estate Agent by Five Star Professional — an award given to just the top 2% of agents in the Indianapolis market. And to earn it a second year running means even more.

Here's what I love about this one: it's based on real evaluations from real clients and industry peers, measuring things like customer service, market knowledge, negotiation, and whether someone would actually recommend you to a friend. In other words, it's earned in the trenches, one relationship at a time. ✨

So this is really a thank-you. To every buyer and seller who trusted me with one of the biggest decisions of their lives, and to everyone who sent a friend my way — this award is yours. I'm grateful beyond words, and I'm just getting started.
