What does “NNN” actually mean in commercial real estate?

In commercial leasing, “NNN” (Triple Net) means the tenant pays more than just base rent.

Here’s the full breakdown 👇

NNN = Net Taxes + Net Insurance + Net Maintenance

That means the tenant is typically responsible for:
• Property taxes
• Property insurance
• Common area maintenance (CAM)

CAM can include items like:
– Parking lot maintenance
– Snow removal
– Landscaping
– Lighting
– Trash
– Management fees

So instead of one all-in rent number, tenants usually pay:
Base Rent + NNN expenses

Example:
If base rent is $10/SF and NNNs are $3/SF, the total occupancy cost is $13/SF.

Important: Not all NNN leases are the same. This is where many tenants and even some owners get surprised. Some leases include:
• Caps on NNN increases
• Exclusions for capital expenses
• Roof and structure remaining landlord responsibilities

Others do not. That’s why two buildings with the same rent can have very different total costs.

Why landlords like NNN leases:
• Predictable income
• Lower operating risk
• Expenses passed through to tenants

Why tenants need to review them carefully:
• NNNs can increase annually
• Poorly maintained properties = higher costs
• Lease language matters more than the rate

Bottom line:
NNN doesn’t mean “simple.” It means understanding the details matters. If you’re leasing or buying commercial property, make sure you’re evaluating the total occupancy cost — not just the base rent.
