22 Acres with Home, Barn & Pool
Only 10 minutes east of Okeechobee, and 40 minutes to the beautiful beaches in St Lucie County. You can live on twenty-two beautiful, secluded acres and enjoy country living at its best. Surrounded by pastureland and scattered trees, you can enjoy beautiful sunrises, sunsets, and peace and quiet. The drive is lined with oak trees and there are cabbage palms, oaks, and some cypress trees that surround the house. As you enter the beautiful front yard you will see a nice U-shaped Pond and a windmill that also provides water for livestock. This ranch is ready for your livestock; the property is fenced and cross-fenced with a gated entry and a cattle gap into the pasture. On the south side of the house is a saltwater pool, with a sloped entry as if you were at the beach. The pool is surrounded by concrete and stonework. There is a tiki bar located in this same area. You have a unique bridge-type walkway from the pool to the side porch of the house. Behind the house, you will find a 36 x 84 pole barn with a concrete floor, a large enough area to park an RV with an electrical hookup, four stalls, a feed room, a storage area, and dog pens. There is a separate small 300' building with a bathroom that could be used as an office, guest room, or whatever your need may be.

This 3,000 sq. ft. three-bedroom, three-bath home, with a wrap-around porch is well laid out, and designed for entertaining, with a great room that includes a large workable kitchen with plenty of room, it boasts all stainless-steel appliances, which includes a Jenn Air professional six-burner range and stove vent. You have an island for extra seating and two dining areas. The great room has a large floor-to-ceiling stone fireplace, and a pinewood tongue and groove cathedral ceiling that gives this room a warm and country feel. The great room has windows galore to bring in natural light and to give you views of the great outdoors, all windows are framed out in pine.

The spacious carpeted main bedroom has an ensuite with tiled floors and a large, open stone shower the likes you have never seen, and double sinks, separated by a soaking tub. There is a second bedroom across the hall with a bath close by that opens to the hall. Also, off the central hall is a large laundry room with a tile floor. The third bedroom, with tile floors, could have multiple uses, it is a large room located at the end of the central hallway, there are closets and storage, an attractive bath with double sinks and pebble countertops, a large walk-in pebble stone shower, again this shower is also unique with a painting of a head of a Whitetail Buck on a large stone in the shower. This large bedroom, or whatever you choose to make, opens to the six-foot firepit area at the back of the house with plenty of seating area. Let your imagination take over to the possibilities.

House is on well water, there is a water filtration system, and other features include 2 Lennox Air Conditioning Systems for the main house with "Ecobee WIFI" smart thermostats with Alexa built-in.

There are far too many extras to name, from a fuel storage tank to a power generator. It is difficult to find this kind of property in Okeechobee County and the surrounding counties. Small enough that it isn't difficult to take care of, but due to the location you have a great deal of privacy.

Move-in ready, it is being offered fully furnished!

SOLD

$4,800,000
Highly Improved Cattle & Hay Operation
632 ACRES ST. LUCIE COUNTY, FL

This well planned and very attractive cattle ranch is located a mile from four-lane SR 70, and less than 13 miles from I 95 and the Turnpike in St. Lucie County, Florida. Designed for the serious cattleman.
The 632 acre ranch is perfect for a purebred operation, heifer development, backgrounding yearlings or intensive rotational cow/calf grazing program. Property is fenced and cross fenced into 24 pastures. All interior fences were built in the past three years.
Fresh clean water is pumped from a 4″ submersible electric pump to 9 concrete water troughs and 9 black poly tanks that are placed in the pastures and lanes. Water troughs are in all but three pastures, plus approximately 8 watering holes are located throughout the ranch.
Fencing is designed for convenient handling of cattle; all pastures and cow pens are connected by lanes. Pastures are of various sizes to accommodate different handling needs. In some cases, four or five small pastures use the same watering and feeding areas by opening and closing of gates in that area.
The cow pens are constructed of all steel 2 inch pipe panels, (no boards to break or rot). A pole shed is constructed over the squeeze chute area, which includes a scale to weigh individual cows or calves. There is a concrete loading ramp for loading and unloading livestock.
The ranch has an attractive “Old Florida” appearance with oak and cabbage tree hammocks scattered throughout the property, which also provides much needed shade for the cattle. All pastures are planted in various improved pasture grasses. To include 200 acres of Floralta, 40 acres of Kenhy Floralta (developed by the Seminole Tribe), 60 acres of Jiggs Bermuda, 60 acres of Bahia overseeded with Aeschynomene and the balance in Bahia grass.
In the past, some areas of the property were farmed leaving some drainage ditches in place. The Seller went to great expense to clean and restore all the old ditches and laterals to get this property to drain properly. While working on the drainage, about 45 culverts of various sizes were installed, several with risers to better control the water flow and to hold up water during the dry periods. Presently, drainage and irrigation is now well controlled on the ranch. The ranch is bound on the east side by the C-24 canal and on the south side by the C-23 canal, of which the Seller has permits from SFWM to gravity flow water into and out of both canals. In addition, the owner obtained permits to drill seven wells to the Surficial Aquifer for agricultural irrigation of 300 acres with maximum usage of 303.1 million gallons annually.
Other improvements include a 2015 two bedrooms, one bath manufactured home, with a 16′ x 44′ covered porch across the front. In addition, a site built home is already permitted for the property. The 52′ x 60′ equipment barn is pole constructed, with a closed-in 12′ x 30′ tool and parts area. The barn has electricity and water.
The property is being sold as a turn-key operation with all tractors and hay equipment included, all equipment was purchased new between 2015 and 2017. Please call for a complete list.
Must be accompanied by broker or agent to view the property.

OUR TEAM

Meet Mr. Logan Perry, Sales Associate

Logan Perry, a fourth generation Florida cattleman, was raised by a ranching family in Okeechobee, FL. As a teenager, he took every opportunity to help and learn from local cattlemen and applied his skills to the family preconditioning operation. While in high school he served as Vice President of his FFA Chapter and participated in the Florida High School Rodeo Association.

Logan earned a Bachelor’s Degree in Agricultural Communications from the University of Florida in 2014. His studies were not strictly in communications, as he took several classes in Cow/Calf and Feedlot Management. He was also on the UF Horse Judging Team and played a big role in bringing home the Championship in 2014. While at UF, Logan was a member of the Alpha Gamma Rho fraternity.

Upon returning home from college, Logan stepped right into working on the family operation. In 2017, he was given the opportunity to call the operation his own. Now Logan, and his wife, Jesse, own and manage a heifer development operation just outside of Indiantown, FL. Along with the heifers, they run a cow/calf herd, and still do some preconditioning of yearlings. He is always looking for ways to improve his operation and maximize production, efficiency, and low stress handling.

Logan, as a Real Estate associate is eager to meet you and help you find the right property that will meet all your needs and expectations. He is very knowledgeable of the proper requirements it takes to make a successful ranch property and is always open to listening to what you have in mind. Logan grew up in a family that understands the value of real estate and owning property. It has been embedded in him since he was a young boy.

He is willing to learn and has never been afraid of hard work or a challenge. Logan enjoys spending time with his wife and 1 year old daughter Ella, is active with the youth in the Okeechobee area, and is helping to mentor some of our future ranchers and cattlemen.

OUR TEAM

Meet Mr. Robert (Robbie) Norvell, Sales Associate

Growing up in a large family of law enforcement and cattlemen, I also invested my career days serving our county for 30 years as a firefighter/medic. As a third-generation cattleman, my appreciation for everything agricultural was inevitable. I managed my first large cattle operation at a young 17 years and soon discovered that land use and knowing its potential was just part of the process.

Through the years, understanding the possibilities and challenges of agricultural land ultimately progressed to my working as a consultant to buyers, sellers, and real estate brokers, which eventually led to my securing a real estate license.

Land acquisition becomes cumbersome when fast sales have been made and the land is inadequate for intended purposes. Sadly, I’ve been asked for information after a buyer didn’t know the right questions to ask before a transaction was made, and sellers, often not local, too often list their properties for prices that simply don’t happen.

My intimate knowledge of agricultural land has been a 50+ year process. Experience cannot be bought or taught quickly but is meant to be shared. If you’re looking for agricultural land or opportunities, let’s talk!

Here's how you can contact Robbie

OUR TEAM

Meet Mr. R. Mark Crews, Lic. Real Estate Broker FL & GA

Coming from a small agricultural community on the shore of Lake Okeechobee in South Florida gave Mark the foundation and the early understanding of how important it was to be a good steward of the land. While still in high school, and a member of Future Farmers of America, he started his cattle herd over 50 years ago, he’s still a cattleman today. Mark has a great knowledge and passion for the outdoors, wildlife and cattle. So, it was inescapable that his future would always revolve around land and agriculture; but he also lived in Palm Beach county, so he saw first-hand the huge opportunities of investment properties and real estate.

Mark has over 23 years’ experience in agricultural real estate, land acquisitions and residential development with various companies, including a national land company. As a member of the prestigious REALTORS® Land Institute he is an Accredited Land Consultant (ALC), an elite group of over 500 land specialists around the world. Mark was distinguished in March of 2019 as an APEX 2018 National Producer by Realtors Land Institute.

As an Accredited Land Consultant, Mark has access to a multitude of resources to best serve his clients, with experience in 1031 and Reverse 1031 Exchanges, also Self-directed IRA’s and Conservation Easements. He has earned the expertise to help guide you as a Buyer or Seller, so you are going forward with the knowledge you need to make an informed decision when purchasing or selling your property.

This did not just “happen”, his success came from constantly learning about the possibilities of every piece of dirt he looks at and all its characteristic and resources, from the soil and water, the current market, to the location. Conveying to clients the potential of a property as an investment, a ranch, farm, recreational property, timber tract or whatever it may be. Mark takes great satisfaction in the benefits he gives his client from his extensive knowledge.

He strives to make all real estate transactions for his clients as convenient and effortless as possible, from beginning to end, by providing you the services you expect in a prompt and professional manner. Mark’s parents instilled a great work ethic in him at a young age. Mark grew-up in a family that the love of God, country and family were imperative, he learned by example that your integrity was everything, you must always be a man of your word and you must always do the right thing.
