Let's run some numbers for those waiting for rates to drop:

Say you're buying a property at $500,000.

At 7.0%, your principal and interest payment is about $3,327/month.

At 6.0%, it's about $2,998/month.

That's a difference of about $329 a month.

Now imagine you wait a year for rates to drop...if they drop, that same property is now selling for $550,000 because lower rates brought more buyers back into the market.

Even with the lower interest rate, your payment is about $3,297/month.

So you waiting a year and saved roughly $30 a month.

Meanwhile, you may have missed out on:

✅ A year of principal pay down
✅ Potential appreciation
✅Tax advantages that come with owning property

No one knows exactly what interest rates or home prices will do next. But waiting of rates alone doesn't guarantee you'll come out ahead.
