We started Crestwood Ventures back in late 2018 - since then we've raised a $1.5M+ fund and worked on a mix of turnkey properties, multi-family rental portfolios, and single-family remodels in the Los Angeles and Memphis markets. We’ve learned a great deal and have had a small measure of success, but we are far from done! 🏚🏘⁣

‼️ UPDATE ‼️: Cement slab is done! A couple weeks back, we shared about our dilemma on this listed project that was getting lots of attention but no offers. We listened to feedback raising concerns about the lack of parking and moved to fix the issue. We added a concrete slab that fits two cars in the front yard. 🚘🚖⁣
⠀⠀⠀⠀⠀⠀⠀⠀⠀⁣
Within 48 hours of putting the property back on the market with the additional parking, we received multiple offers at and above list price. 💪🙏⁣
⠀⠀⠀⠀⠀⠀⠀⠀⠀⁣
We are now in contract right at list price. Safe to say, lesson learned: shared driveway parking = dealbreaker. 😅😇⁣

Living room shot from one of our Inglewood projects earlier this year. Funny how each of these photos represents a different story for us behind the scenes. 🧐⁣⁣

We encountered a unique challenge with the appraisal on this property. Appraisal value came in $29,000 under the list price. 📉⁣⁣
⁣⁣
We rebutted the appraisal, requested a second inspector to conduct a secondary report, and supplied a number of our own comps - all in hopes to challenge the value. All of this was right before COVID-19 hit and appraisers were SWAMPED because of refi’s on low interest rates. ⁣⁣
⁣⁣
Fought tooth and nail to make this deal work. After two weeks of delays and frantic calling + emailing, we got the message we were hoping for: "Appraisal came in at full list price!!" 📩⁣⁣

🚨OUT OF THE RED!!🚨 Throwback to early 2019 when we celebrated closing our first deal and officially making our first profit! 🍰🎂⁣
⁣
It took us about 4-5 months from starting our business before we turned a profit. Leading to that point and even up to today, we have made our fair share of mistakes along the way, but fortunately every "failure" has turned into a valuable lesson. ⁣
⁣
Every prolonged project timeline, inflated rehab budget, and miscalculated ARV only serves to refine and strengthen our business. With every step, we have done our best to never pursue profit over principle, and we have seen nothing but good come from that. Blessed to be in the world of real estate investing with incredible partners like these. 🙏🏻⁣
