This Seller met me when I was sitting on site at another property a few years ago. What a delight to see their name pop up in my email after all of that time! 152 Grayling Way is a unicorn property if there ever was one. The only house with a pool in a neighborhood that doesn't have a community pool and won't allow any more private pools; extremely close to the beach (but across a four-lane highway), two master suites - one up and one down, eliminating the need for an elevator, walking distance to Rosemary Beach, Donut Hole, Ghost Crab Pizza and more! Most of my colleagues estimated the value at under $1M, but sure of it's value, I convinced the Seller to stay above that and we sold it in 75 days! The Seller got what they wanted and the Buyer now has a sound investment property. Congratulations to all!

Who says North of Hwy 98 is a bad thing? This hottie is closer to the beach than most properties South of 30A. With the only pool in the neighborhood, and great rental history, this was a win for the Buyer. It is a rare property and was complicated to compare. The combination of polished coastal design, that view and a ton of upgrades helped make this an easy sell. We went under contract last August and closed last week. Even though March 2025 was one of the best months for real estate sales in the last three years on 30A, The market has adjusted some with a decrease in the ration of sale price to list price and an increase in the number of days on the market. The great news is that the inventory in March 2026 was almost 50% lower than in March of 2025.
