As many professionals here at the Realtors Association of Citrus County know, the Board of Directors is once again exploring the idea of adopting Stellar MLS as our MLS platform. I think there are a few important things that should be clearly understood as we consider this possibility.
On our dashboard, the main information being presented focuses heavily on cost. Here’s what’s being shared:
• If you are currently a member of both Citrus MLS and Stellar MLS, you may see cost savings by no longer paying dues to two MLSs. Estimated savings vary, but could be around $370 or more.
• If you are currently a member of Citrus MLS only, your estimated cost increase is projected to be approximately $225–$325, with the Association aiming toward the lower end of that range, around $225.
What’s important to note is that these figures are estimates, not guarantees. Actual costs could vary, and once a switch is made, there is no easy way to reverse course if those numbers don’t play out as expected.
Beyond individual dues, there’s also the broader financial impact on our Association. Citrus MLS is one of RACC’s largest and most stable sources of revenue. Removing that income stream could make the Association itself less financially stable over time, which may ultimately affect services, staffing, education, advocacy, and our ability to support members locally.
Cost, however, is only one part of a much bigger picture.
What’s not being emphasized enough are some very real considerations that come with moving to a large regional MLS like Stellar. These include the loss of local control and customization, reduced influence for Citrus County agents, and the reality that our specific market can easily become diluted within a massive MLS footprint. Local rules, nuances, and priorities that matter here may no longer be driven by us.
There’s also the disruption that comes with switching systems. Even if Stellar currently uses Matrix, there is no requirement that they continue to do so long-term. The platform many of us have come to know, rely on, and truly like could change at any time—bringing new learning curves, workflow interruptions, and additional adjustments that aren’t being factored into the conversation.
Citrus MLS was built around our market. It allows for faster responsiveness to local needs, clearer data for our area, and governance that is closer to the agents actually working these transactions. Once that control and financial independence are handed off, it’s very difficult to get them back.
I’m not here to tell anyone how to vote—only to encourage everyone to look beyond the headline numbers and consider the long-term impact on our Association, our market, and our ability to advocate for Citrus County specifically.
