When people hear the word "downsizing," they often feel a little bit of a sting. It can sound like you’re losing something, giving up space, or letting go of a chapter.

But in my 22 years of helping families transition, I’ve learned that the happiest clients aren't downsizing—they are Right-Sizing. 🔄

Right-sizing is a total mindset shift. It’s not about focusing on what you are leaving behind; it’s about choosing a home that perfectly matches the life you want to live right now.

What does Right-Sizing actually give you?
☀️ More Time, Less Maintenance: Fewer weekends spent cleaning empty bedrooms or mowing a massive lawn means more time for travel, family, and hobbies.
☀️ Predictable & Lower Expenses: Utility bills and upkeep costs shrink, keeping your hard-earned equity right where it belongs—in your pocket.
☀️ A Safer, Custom Fit: It means choosing a layout that supports your long-term independence, so you can enjoy every square inch of your home daily.

Your home should serve the season of life you are in today. If a large house is starting to feel more like a chore than a sanctuary, it might be time to find your perfect "right size."

If you could wave a magic wand and remove ONE household chore from your weekend routine permanently, what would it be? (Mine is definitely cleaning gutters!) 🧹❌ Let me know in the comments!

Whew, Iowa summers do not play around! 🥵 Safely staying indoors with the A/C is great, but sometimes you just have to dive right into the deep end to find some relief.

I snapped this picture at the local Coralville Community Pool on one of our recent 95-degree, high-humidity days, and it looks like half the neighborhood had the exact same idea! There is nothing better than seeing our community come alive, hearing kids splashing, and watching everyone find a way to cool off together.

Whether you are chasing grandkids through the splash pads, relaxing under an umbrella, or waiting in line for a classic poolside concession stand treat, our local parks and pools are truly the heartbeat of summer around here.

It looks like we have another beautiful, warm weekend ahead of us, so stay hydrated and find some shade out there!

How are you beating the June heat this weekend? Are you team "Float in the Pool" or team "Stay in the A/C with an Iced Tea"? Let me know in the comments below! 👇

Have you noticed more families house-hunting together lately? It’s not just your imagination! Over the last few years, there’s been a massive shift toward multi-generational living—whether it’s adult children moving back home or parents building a "grandparent suite" to be closer to the grandkids.

As an SRES (Senior Real Estate Specialist) with 22 years in the industry, I love seeing this trend. It brings families closer and pools resources, but it does mean looking at real estate through a slightly different lens.

If you're exploring a home that can comfortably host multiple generations, here are the top 3 features that make the biggest difference:

✨ Main-Floor Essentials: A main-floor primary bedroom and full bath are game-changers. It ensures aging parents can navigate the home safely without worrying about stairs.
✨ Dual Living Spaces: You love each other, but everyone needs a spot to retreat. Homes with a finished walk-out basement, a second living area, or a separate kitchenette offer the perfect balance of togetherness and privacy.
✨ Accessible Layouts: Look for wide hallways, zero-step entries, and walk-in showers. These "universal design" features make the home comfortable for toddlers and grandparents alike.

Navigating the needs of different generations takes patience, planning, and a bit of strategy.

Have you ever considered shared living with your extended family? What do you think the biggest benefit (or the biggest challenge!) would be? Let me know below! 👇

For families exploring options just outside of Iowa City, Prairie Hills in Tipton is a wonderful hidden gem. I recently caught up with Allison to talk about what makes their community so special, and the word that keeps coming up is family.

Prairie Hills specializes in Assisted Living and Memory Care, creating a warm, vibrant, and secure environment where residents can thrive while maintaining their independence.

One More Sleep Until Summer!
What a way to wrap up an incredible school year! As we head into the very last day of school tomorrow, we are still smiling from last Friday’s amazing Spring Carnival.

A massive THANK YOU to our wonderful community, the amazing families, and everyone who came out to play games, eat treats, and celebrate together. It was a huge hit, and we couldn't have done it without you!

Behind the scenes, it takes a village to pull off an event like that. A special shout-out to these incredible ladies on our PTO board who put their hearts into making the carnival a magical night for our kids (and survived to tell the tale!).

Have a wonderful last day tomorrow, Weber families, and an even better summer!

Looking for exceptional senior living with that welcoming, small-town heart?

Just a short drive up the road from Iowa City, Solon Retirement Village offers something truly special. I recently connected with Scott to talk about what makes this community stand out, and it all comes down to deep roots and complete peace of mind.

Unlike many facilities, Solon Retirement Village has been community-owned since 1973. That means their focus stays exactly where it belongs: on the people who call it home.

What makes it a fantastic option for local families is their comprehensive Continuum of Care. Whether you or a loved one are looking for:
👉 Independent living with all the perks (like the gorgeous Terrace Lane condos!)
👉 Assisted living for just the right amount of daily support
👉 Short-term rehab or high-quality skilled nursing care
..it’s all right there on one beautiful, tight-knit campus. Residents don't have to worry about moving away from friends or familiar faces if their care needs change over time.

If you’re exploring senior living options in the wider area but want to keep that warm, neighborhood feel, Solon is absolutely worth a look.

Thank you, Scott, for sharing what makes your community so vibrant!

💡 Navigating regional senior care options can feel overwhelming, but you don't have to do it alone. If you have questions about what community fits your family’s unique needs, send me a message—I'm always here to help!

To wrap up our May tour of local retirement communities, I want to share my visit at a true Iowa City icon: Oaknoll Retirement Residence.

I recently had an incredibly informative visit with Steve Roe, and it’s easy to see why Oaknoll has such a special place in our community’s heart. One of the most unique aspects of Oaknoll is that they are a non-profit organization. This mission-driven approach is woven into everything they do—from their resident-centered care to their deep roots right here in town.

What makes Oaknoll so unique:

A Non-Profit Heart: Because they are mission-focused rather than profit-focused, there is a distinct sense of "community ownership" and stability that residents and families truly value.

Continuum of Care: They were pioneers in providing a full range of support on one campus, ensuring that as your needs change, your community doesn't have to.

A Hub of Activity: Located so close to the heart of Iowa City, the energy at Oaknoll is always high, with endless opportunities for lifelong learning and social connection.

A big thank you to Steve Roe for the tour and for sharing the history and heart of Oaknoll with me. It’s a wonderful reminder of the high-quality care options we have right here in our backyard!

Do you have a family member or friend who calls Oaknoll home? I’d love to hear your favorite "Oaknoll Story" in the comments below! 👇

Forget the hair salon—the hottest ticket in town this weekend is right here in the barn!

My granddaughter Char is officially getting ready for the Johnson County Fair at the end of July, and let me tell you, getting four lambs camera-ready is no small feat. It takes a lot of patience, a lot of soap, and apparently, a very heavy-duty blow dryer! 💨🛁

Watching her work so hard with the animals always fills this Nana’s heart with so much pride. The dedication that go into a 4-H project teach these kids lessons that stay with them for a lifetime.

It’s hard to believe fair time is just a couple of months away, but Char is putting in the hours now to make sure her lamb look his absolute best.

We have a lot of washing and brushing ahead between now and July, but there is nowhere else she would rather be.

Were you a 4-H kid growing up, or do you have fond memories of the county fair? Drop a note to cheer Char on in the comments below! 👇
