Starting this month, I’m moving The Meacham Market Report from weekly to monthly.
The goal is to make each edition more useful: better local context, clearer trends, and less week-to-week noise.

The biggest takeaway:
This is not a “bad” market. It is a more disciplined market.
Mortgage rates remain one of the biggest forces shaping buyer behavior, with Freddie Mac reporting the 30-year fixed-rate mortgage averaging 6.48% as of June 4, 2026. Locally, Realtor.com’s Iowa City market page shows a median listing price of $334.9K, rising median days on market year over year, and median rent around $1.6K/month.
For buyers, that means preparation and payment clarity matter.
For sellers, that means pricing strategy and presentation matter.
For homeowners, that means the best next step may simply be understanding your equity, your options, and what a move would actually look like.
