When you live in a house that’s NOT’S NEW, there’s always something to do, fix or improve. If you never tackle these projects your home slowly spirals into the land of “deferred maintenance,” which is never a phrase you want to hear in my world—real estate.

This project was focused taking care of two things that have been bugging me a long time—honestly they were embarrassing and I felt the need to “explain” every time I had a guest over! A janky cabinet door, and a replacement windowsill. Both ended up being harder than they needed to be (not for my lack of trying), but I finally hired a carpenter and he finish them up! Just in case you were under the impression that your local business people just “naturally” look polished online, let me relieve you of that false impression. It’s work, ya’ll. Especially when you’re kinda introverted, definitely shy, and feel dorky doing things like this. At least my snazzy blue suit has it going on!

Living in a “not new” home means there’s ALMOST ALWAYS something to do (of varying levels of urgency). It can be easy to get overwhelmed by it all…I know I sometimes feel that way in my 1993-built home. But if working in real estate has taught me anything, it is that ignoring the projects is the kiss of death.

I‘ve decided to chip away at my projects one at a time (and try to enjoy the process) and it has become somewhat of a game to me because I try to envision “what percent better” I’m making my house in the process. I’m aiming for at least 1% better with each project!

The primary bedroom basically took me two weekends to complete, and I did it solo—no help. A Saturday and Sunday for painting, and another few hours on a Sunday two weeks later to hang up the curtain rods and curtain once they arrived in the mail.

Funny story…I showed Maggie this house back in 2021 when it was previously for sale. Maggie was a single, first time homebuyer at that point, and while she loved this 1870’s brick house then, it was a bit much for her to handle alone, both price and maintenance, and instead she opted for easier to manage condo.

A little over a month ago, Maggie reached out to me about the buy/sell process and I met with her and her partner, Mani, over lunch. They were looking for some place with more space, ideally a shop or extra large garage, for Mani’s woodworking equipment. Guess what property popped up for sale shortly thereafter? The old brick beauty, which happens to have a heated, oversized, detached garage. It was LOVE (again) AT SECOND SIGHT. We jumped on it, won in a multiple offer situation, and today Maggie and Mani are the newest stewards of this 156 year old house.
