🔻 Here are several hidden costs you should be aware of when buying your first home.

1. Appliances
If the previous owners of your new home take all the appliances with them, you’ll need to buy new ones when you move in.

2. Repairs And Improvements
If the home you’re purchasing needs repairs or improvements, you’ll likely be on the hook for them.

3. The Inspection
Before buying any new home, it’s smart to have an inspection done. This will cost money, but it’s worth it for the peace of mind it gives you.

1. Invest In A Shoe Bench
If you’re inclined to ask family and friends to take their shoes off when entering your home, it only makes sense to have a shoe bench in which to place their shoes until they put them on again.

2. Hang A Mirror
Hanging a mirror in an entryway hallway. It gives you a chance to double-check your appearance before you head out the door and it will make the tiny space appear bigger and brighter.

1. Portfolio Lenders
You can get a portfolio lender to foot the bill for the entire flip – including repairs. While this is rare, it does make it possible to flip a house with no money.

2. Line Of Credit
It’s often impossible to get a line of credit on an investment property, so refinancing may be a better option to get money out of an investment property you already own.

3. Hard Money Lenders
Hard money lenders are companies who borrow cash from investors at a low rate and then borrow it to other investors at a higher rate. The higher the percentage they loan out, the higher the fees and interest will be.

4. Private Money
Private money usually comes from people you know like family, friends, other investors, etc. When borrowing from a private lender, the amount you can borrow, and the terms of repayment vary greatly.

5. Partnership
By far, this is the easiest way to flip houses using none of your own money. In a traditional house-flipping partnership, one person does all the work while the other person provides all the money.

🔨 As an investor, you want to spend as little money as possible but still receive quality work.

🔻 The tips below are designed to help you choose the right contractor for the job, so you get the most out of your investment.

Know what you want before beginning your search
Have a general idea of what you want to do before you begin searching for a contractor.

Ask for referrals
Ask family members and close friends for contractor recommendations.

Check out more than one contractor
Even if you really like the first contractor you talk to, get bids from a couple more so you can compare.

Don’t be surprised if your contractor can’t start right away
The best contractors are the busiest, so don’t be surprised if yours can’t begin work right away.

Do a background check

🏠 You need to take care of a few things before you can turn your home into a rental property.

🔑 Here are the steps involved.

Step 1 – If You Have A Mortgage, You May Need To Wait

If you purchase the home and tell your lender that you’re going to live in it and then done, they may foreclose on the home if they find out. Check with your lender to find out if any waiting periods exist before turning your home into a rental.

Step 2 – Find Out If You Qualify For Another Mortgage

It’s important to find out if you qualify for another mortgage or not before converting your primary residence. While the rental income may help you qualify, your lender may not even consider it.

Step 3 – Got An Hoa? Check With Them First

If the home you want to convert to a rental property is governed by a Homeowner’s Association (HOA), you may not be able to convert it. The HOA may have rules against it, so be sure to check with them first.

Step 4 – Update Your Homeowner’s Insurance Policy

If you need to make a claim after you’ve converted your home into a rental property and you haven’t updated your homeowner’s insurance policy to a landlord policy, your claim will probably be denied.

Step 5 – Learn The Tax Laws That Apply To You As A Landlord

While it’s a good idea to hire a tax advisor for your investment property, it’s a good idea to learn the laws yourself so you can make an informed decision as to whether turning your home into a rental is a good idea or not.

Step 6 – Get Yourself And The Home Ready

Take a look around the house and identify any repairs or upgrades that need to be made. Don’t go overboard with the upgrades but keep the property on par with other rentals in the area.

🌳 Whether you lack ample outdoor space to sow a garden or you simply crave the crisp flavor of fresh veggies in the winter, you can grow a garden indoors.

👌 Here’s how to create the ultimate home garden anytime inside the house.

How It’s Done

Step 1 – Find a cool spot in your home and assemble your grow lights. A basement works well for an indoor garden as the cool temperatures encourage a continued harvest.

Step 2 – Plant seeds according to package directions. If planting seedlings, repot if roots show through the drain holes.

Step 3 – Place grow lights about two inches above the plants. Use a timer to turn lights on and off as necessary. Growing plants need about 16 hours of light a day.

Step 4 – Water two times a week or when the soil feels dry.

Step 5 – Harvest fresh veggies.
