September 2026 Market Watch - One thing I found interesting is that inventory in the Midlands has now gone over 4,000 homes. Thatโs a pretty big jump compared to the pandemic, when there were less than 1,000 homes on the market. Inventory was around 3,500 this time last year, then dropped to about 3,000 at the beginning of the year, and now it has climbed back up again. Even though there are more homes available, prices arenโt necessarily dropping across the board. Theyโre mostly staying steady, but it really depends on the neighborhood. Homes in more established areas are still holding their value, while some less established areas may be more challenging for sellers.
Buyers are also still active, but because they have more options now, they have more room to negotiate. So overall, it seems like sellers need to be a little more strategic with pricing and really work with their agent to understand whatโs happening in their specific area.
