Inventory is definitely going up in Orange County. We are today at 3,491 active listing and it's the highest level since November 2020. Last year at this exact moment the inventory was 2,338 which is 32% lower or 1,103 less active listing that today.
Average days on the market today is about 46-56 days, very close to the 60 days that represent a hot seller's market and opening the window to a slightly sellers market (60 - 90 days).
Buyers now have more options when it comes to choose the home that they want to buy, without going through the insane bidding wars and overpaying tremendous amount of money for a home, which was the situation leading in the last couple years.
Market is changing, and we all need to adapt and understand what is happening in order to get the best results in the process.
