When we collected this package from our client we were rushing to close. The client had been stuck in another transaction with a well-known bank for an SBA 7(a) delayed for nearly 3 months; the bank wanted real estate that the client didn't want to pledge and had not been required to when the original LOI was issued. Their original broker had not represented them well and we were requested to come in and assist. We were able to cash out against a shared commercial property + cash-out and refinance his primary residence to make up the shortfall and provide the funds needed to purchase the business in cash.

This buyer was, currently is, in the midst of another transaction for a purchase where we will need to borrow against the equity within his home. As such, he did not want to pledge his secondary residence to the bank.

The lesson is that it's not hard to structure the deal; that's what a good broker does. They find the most optimal route to best achieve the goals of the client.
