March showed a real shift in how the Rancho Mission Viejo market is behaving. Here's what the numbers looked like:

โœ… 15 homes went pending
โœ… 12 homes under contract
โœ… 24 homes closed
โœ… 57 active homes on the market
โœ… Median price around $1.23 million (all ages)
โœ… Homes sold at about 99.7% of list price

Pricing is still tight in Rancho Mission Viejo, and buyers aren't negotiating much when they see the right home. But the big shift in March was the gap between homes that hit the market correctly and everything else. The homes that launched well kept getting strong early activity. The ones that missed sat longer and fell behind.

The takeaway for March 2026 in Rancho Mission Viejo: momentum matters more than ever. Get the first 1-2 weeks right, and you can still move fast. Miss early, and it's much harder to recover.
