🏡 You’re Pre-Approved. Please Don’t Go Buy a Car. 😂

Getting pre-approved for a mortgage doesn’t mean the lender is finished looking at your finances.

Until you close, things can still matter.

New car loan? 🚗
New credit card? 💳
Financing furniture for the new house? 🛋️
Changing jobs?
Moving money around between accounts?

Some of those things may be perfectly fine.

But PLEASE talk to your loan officer before you do them.

I’d much rather answer a 2-minute phone call that ends with, “Yep, you’re good” than have a very different conversation three days before closing.

Mortgage underwriting isn’t just about getting approved.

It’s about staying approved until you get the keys. 🔑

When in doubt, ask first. Your future self will appreciate it.

🏡 Before You Make an Offer on an Investment Property, Answer These 3 Questions

I've seen investors spend hours shopping for rates before they've answered the questions that actually matter.

1️⃣ What's your exit strategy?

Are you planning to sell the property, refinance it, or hold it long-term?

The answer impacts everything from financing options to profitability.

2️⃣ What's your REAL rehab budget?

Not the optimistic number.

Not the HGTV number.

The number that includes surprises, delays, and the things you didn't see during the walkthrough.

3️⃣ What's the property's value after repairs?

And more importantly, how confident are you in that number?

A deal that looks great on paper can become a headache if the after-repair value isn't realistic.

Most bad deals don't fail because of financing.

They fail because one of these three questions wasn't answered honestly.

The financing should support the strategy, not create it. 🤝

Everybody is talking about DSCR loans right now, but one thing investors really need to understand is this:

Your rate is heavily tied to your exit strategy. 🏡

A lot of people see a higher rate and immediately think the lender is trying to rob them. Not necessarily.

If you plan on holding the property long term and don’t foresee refinancing or selling anytime soon, taking a longer prepayment penalty can often improve your pricing quite a bit. 📉

But if you want maximum flexibility and may refinance or sell sooner, the lender is taking on more risk. That risk gets priced into the loan.

That’s just how lending works. 🤝

You typically can’t have:
✅ the lowest rate
✅ no long-term commitment
✅ complete flexibility

…all at the same time.

The key is structuring the loan around your actual investment strategy instead of chasing random rate screenshots online.

There’s no universally “best” DSCR loan.

There’s only the one that best fits your plan.

🏡 Thinking about buying a home but assuming your credit score automatically disqualifies you?

You might be surprised.

There are still solid options available for:
✅ First-time buyers
✅ FHA loans
✅ VA loans
✅ Buyers rebuilding after financial hardship

A lot of people disqualify themselves before ever speaking to a lender.

Don’t do that.

Sometimes the issue isn’t “you can’t buy.”
It’s simply:
➡️ wrong strategy
➡️ wrong timing
➡️ wrong loan product

There’s a difference.

Google is not your loan officer.

Every week I speak with people who were convinced:
❌ “You need 20% down”
❌ “Rates are the same everywhere”
❌ “Student loans automatically kill approvals”
❌ “You can’t buy after a bankruptcy”

A 15-second TikTok is not a mortgage strategy.

Ask questions.
Run scenarios.
Get actual numbers.

That alone can save people thousands. Hit me up.
