$95 a square foot without construction documents, architectural liability, structural engineer in, or any of those soft costs just the hard cost of construction material and labor delivered to our factory gate.
Typically when we include those the cost range is between $115 and $130 a square foot. Of course, that is our first pitch and if you would like to value engineer things done that is part of the discussion. We are fairly transparent.
All of the numbers can be manipulated once we get into materials, window arrangements and sizes, reduction of the structural expense, exterior siding modules, appliances, fit and finish.
There is a cost floor that we cannot go below, and we tend to figure that out during negotiation with a client, where the requests of the client match up with the more spendy aspects of the project. You can expect fair pricing from us, and ultimately a fixed bid in the sales document.
Lumina Homes is a fabricated homes builder using recycled ISO shipping containers. These are relocatable, durable, securable, overtly sustainable.
