Lately, I’ve been realizing how many people quietly feel discouraged because they think they need $100k+ saved just to even have a chance at buying a home in California.

Honestly, I understand why.

Everything online makes it seem impossible especially with prices, interest rates, and the constant fear of “being behind.”

But one thing I’ve learned working with buyers is that a lot of people are actually closer than they think.

There are programs today that can dramatically reduce the upfront cash needed to buy. Some qualified buyers are able to purchase with as little as 1% out of pocket, while additional assistance programs may help cover part of the down payment or closing costs.

That does NOT mean “free house.”
And it doesn’t mean everyone automatically qualifies.

But it DOES mean there are real strategies available for people who:
✔️ have stable income
✔️ decent credit
✔️ can afford the monthly payment
✔️ but just haven’t been able to save a massive down payment yet

Some programs can include:
• Down payment assistance
• Closing cost help
• Deferred second loans
• Forgivable assistance programs
• Low down payment conventional loans

The biggest mistake I see buyers make is assuming they can’t buy before actually exploring their options.

I’ve had conversations with people who thought homeownership was years away… only to realize they may need far less upfront than they originally believed.

Every situation is different though. The right strategy depends on your income, credit, debt, goals, and comfort level monthly.

But if buying has been sitting in the back of your mind lately, don’t count yourself out too quickly.

My take: i never liked curry, but their curry was out of this world! (It sounds exag but it’s true!)

Nara is one of those spots in Irvine that feels a little more elevated than your typical Thai place. Think: modern wood interiors, dim lighting, date-night energy, and a slightly upscale casual feel. People consistently call out the ambiance as “beautiful,” “relaxing,” and even “sexy” for a dinner setting.

The food (what it’s known for):

* Rich curries (especially shrimp curry, Panang, green curry)
* Pad Thai that’s less oily and more balanced
* Thai beef jerky (sleeper favorite)
* Fresh, authentic flavors with clean presentation

What people like:

* High-quality ingredients and strong flavors
