If you are an Irvine homeowner thinking about moving up, the question is not just “Is it a good time to sell?”

For many move-up sellers, it comes down to equity and what it lets you do on the next purchase.

In this article I break down:
• How equity can lower your next loan amount and help keep payments reasonable
• Ways equity can strengthen your offer without paying cash
• 4 common move-up strategies (including rent-back timing, buy first options, and replacement plans)
• A simple 15-minute “move-up equity check” so you can run the numbers before you decide

Thinking about buying a home this winter in Irvine?

Winter is often overlooked, but it can be a practical window for renters and relocation buyers who want less competition and more flexibility in negotiations.

Key points to watch:
• Fewer active buyers around the holidays can mean calmer showings and better leverage on the right listings
• “Motivated” usually means a timeline, not a problem with the home
• If you are renting or relocating, your offer can be cleaner since you are not waiting to sell first
• After recent rain, inspections can reveal real-world issues like roof leaks, drainage problems, and water entry

I also included quick comparisons for Lake Forest and Mission Viejo, plus a simple checklist to spot negotiation signals.

Every week I hear some version of the same question:

“Are we headed for a 2008-style crash, or is this just a slowdown.”

Recently, a few viral forecasts have called for home prices to fall by as much as 50 percent, which sounds great if you are a frustrated Millennial or Gen Z buyer and terrifying if you already own a home in Irvine or elsewhere in Orange County.

When you step back and look at what most major housing economists and forecasters are actually saying about 2026, the picture looks very different. Instead of a crash or a big rebound, they are mostly calling for a slower, more balanced “reset,” with:
• Slightly lower mortgage rates
• Mostly flat or modestly rising prices
• Normalizing days on market and more price reductions on homes that overshoot the market

In this article, I break down:
• The extreme 50 percent crash call that is making headlines
• What Redfin, Realtor.com, C.A.R. and others are really forecasting
• What the latest numbers look like for Orange County and Irvine specifically
• How buyers and sellers can use a “reset” year to plan smart moves instead of gambling on headlines

If you are thinking about buying or selling in 2026, this will give you a clear, local view of what is most likely, not just the loudest.

In this market, information and strategy matter more than ever. When a home sits on the market, has a price cut, or falls out of escrow, it usually tells you something about the seller’s situation and motivation. If you know how to read that, you can often buy the same house for less. Here is a breakdown of how to use that to your advantage:

With 1 in 5 sellers cutting prices, focusing on homes that have sat on the market longer could be your best way to get a great deal on a home right now.

Buyer’s Market vs. Seller’s Market
Where We Stand Now in SoCal

Thinking about buying or selling? Here’s what you should know:

✅ In a buyer’s market, there are more homes for sale than buyers. Prices are softer, homes sit longer, and buyers have more leverage.

✅ In a seller’s market, inventory is tight and demand is high. Homes sell faster, often with multiple offers, and prices tend to climb.

📍Right now in Irvine and much of Southern California, we’re in a more balanced market. Inventory is still low, but higher mortgage rates have cooled buyer demand.

• Sellers: Well-priced homes are still moving, but you may need to be flexible.
• Buyers: You might have more room to negotiate, especially on listings that have been sitting.
