Jazz has one of those stories where every chapter somehow gets more interesting.

Military. Realtor. Millionaire at 30.

And one of the biggest turning points started with a house he basically bought by accident.

That decision ended up making him around $100K, but the story gets a lot more real from there.

The expensive part of buying in San Diego might not be the house. It might be the VA benefit you never realized you could use.

A lot of military families hear “VA loan” and picture a starter home, a lower price point, or something they used once years ago. Then they start looking at $1M+ homes and assume the benefit stops being useful.

That assumption can change everything.

If you have full VA entitlement and qualify for the payment, the VA does not impose a county loan cap. That means a purchase above $1M can still potentially be financed with no VA-required down payment.

So instead of automatically thinking:

“I need 20% down.”
“I need to save another $200K.”
“We probably need to buy something cheaper.”

The better question is:

“What does my VA benefit actually allow me to do?”

Because if you qualify, keeping more cash in the bank may give you options for reserves, repairs, moving costs, investing, or simply having more breathing room after closing.

And no, using zero down does not automatically mean someone “couldn’t afford” a down payment. Nearly 3 out of 4 VA purchase loans nationally in FY2025 used no down payment. For plenty of military families, preserving cash is part of the strategy.

Another misconception we hear constantly: “I already used my VA loan.”

VA is not automatically one-and-done. Depending on your entitlement and current situation, you may be able to use the benefit again. In fact, nearly 60% of VA purchase loans in the latest fiscal-year data went to previous homeowners.

This is why we care so much about VA education in San Diego. The benefit is powerful, but only if you know what you actually have access to.

➡️➡️➡️ Before you spend years saving a down payment you may not need, have someone run the numbers for your specific situation. The house you ruled out might deserve a second look.

This is one VA strategy we wish more people knew about.

If you’re eligible for a VA loan, you may be able to buy a 2, 3 or 4-unit property, live in one unit, and have tenants in the others helping generate rental income.

In a market like San Diego, that can open up a completely different conversation around homeownership.

Instead of just asking, “Can I afford this house?”

Maybe the question is: Can I buy a property that also helps me build income and long-term wealth?

VA loans are one of the areas we’ve spent a LOT of time studying because there are benefits and strategies that eligible buyers may not realize are available to them.

This one got emotional.

Because after all the talk about deals, numbers, growth, VA loans, real estate and business, this is really what it comes down to for us.

The people.

The clients we get to help. The dreams we get to be part of. The people we work beside every day. The friendships that start through business and somehow turn into family.

That’s what Angel has become for us.

Yes, we’ve built a lot together professionally. We talk constantly. We do deals together. We push each other. We challenge each other.

But more than that, we genuinely care about each other and about what we’re building together.

The money will come. The business will grow.

But having the right people beside you while you’re doing it? That’s the part that actually means something.

And yes, Angel will absolutely be back.

San Diego needs more housing, and increasingly that means building denser and building up, especially near transit.

But here’s where it gets complicated.

New housing near major transit stops can be built with little or even no required parking. The idea is that people living near transit will rely less on cars.

In theory, okay.

But in San Diego, a lot of us still drive everywhere.

We’re from Chicago. We understand what it looks like to live somewhere where you can actually rely heavily on trains and public transit.

Here? We barely use it.

So when you hear about dozens of new units going up with no parking, you have to wonder what that means for the neighborhood, street parking, buyers and eventually resale.

More housing is obviously important.

But does building more housing without parking actually work for the way San Diegans live right now?

Would you buy a home knowing a large development with no parking was being built next door?

San Diego is expensive.

That doesn’t mean there aren’t creative ways to make homeownership work.

One of Angel’s agents owns a six-bedroom home, rents out five of the rooms, brings in about $7,500 a month, and has a mortgage around $4,000.

That’s house hacking.

It’s not for everyone, but it’s a good reminder that buying a home doesn’t always have to look like the traditional “buy it and pay the whole mortgage yourself” route.

Sometimes the way you afford the house is by making the house help pay for itself.

At a certain point, working harder isn’t the answer.

Angel’s business grew to the point where thousands of texts, DMs and follow-ups were coming at him constantly.

So instead of trying to personally keep up with all of it, he started building systems around the way HE actually works.

Assistants. Automations. His own CRM. AI handling the first touch on Instagram so he can step in when it’s actually time to talk to someone.

That’s what scaling starts to look like.

You can’t build a bigger business and keep operating exactly the same way you did when it was just you.

And Angel is very clear about AI: learn how to use it now, because business is moving whether you’re ready or not.
