Q: Can I qualify for a mortgage if my tax returns show very little income?

A: Potentially, YES! 🙌

This is one of the biggest problems I see with self-employed borrowers. You may have a successful business and strong cash flow, but after legitimate business deductions, your tax returns may show much less qualifying income than you actually bring in. Depending on the loan and borrower, we may be able to qualify using alternatives such as:

🏦 Bank Statements
📊 Profit & Loss Statements
🧾 1099 Income
🏠 Rental Property Cash Flow / DSCR

So if you've ever been told: “You don't show enough income on your tax returns.” That doesn't necessarily mean you can't qualify.

Do you know what happens when your mortgage loan interest-only period ends? 👀

Some mortgage loans allow you to make interest-only payments during the initial draw period. For a simple example, imagine you owe $200,000 on your 30 year term. Say it has an interest-only period of 7 years, that means you’re primarily paying the interest being charged, balance ISN’T moving. Once that period ends, you may have to start paying:

💰 Principal + Interest in a shortened amount of time! You now have 23 years to pay on what was supposed to be a term you term! That means your monthly payment could increase significantly, depending on your balance, rate, and remaining repayment term. And if your HELOC has an adjustable rate, your payment can potentially change even more as rates move.

Once you’re approved for a mortgage, it’s important to keep your finances as consistent as possible until you have the keys in your hand. 🚫 Avoid making big financial changes like 🚫


💳 Opening new credit cards — New inquiries and accounts can impact your credit score.

🛒 Making big purchases — Financing a car, furniture, appliances, etc. can increase your monthly debt and DTI.

🤝 Co-signing for someone else — Even if they’re making the payments, that debt may still count against you.

💼 Changing jobs — A change in employment or income could affect your loan qualification.

✅ FACT: A lower rate doesn’t always mean a better time to buy.


When rates drop, more buyers may jump back into the market — which can mean:

🏠 More competition
💰 Higher home prices
🔥 More multiple-offer situations
🤝 Less negotiating power

Sometimes buying when there’s LESS competition can actually put you in a stronger position. And remember- you may be able to refinance later if rates drop! The best time to buy isn’t based on rates alone — it’s when the numbers make sense for YOU.

What happens if the appraisal comes in lower than the purchase price?

Let’s say you agree to buy a home for $600,000, but the appraisal comes back at $575,000. The lender generally bases the loan on the lower of the purchase price or appraised value — so that $25,000 difference can affect how much you're able to borrow.

A low appraisal DOESN’T automatically mean the deal is dead. 👇You may have a few options:

🏷️ Renegotiate the price
The seller may agree to lower the purchase price closer to the appraised value.

💰 Cover the appraisal gap
If you have the funds, you may be able to pay the difference between the appraised value and purchase price.

📋 Challenge the appraisal
If there are legitimate issues or better comparable sales that weren't considered, your lender may be able to request a reconsideration of value.

🔄 Restructure the loan
In some cases, we may be able to adjust the loan structure or down payment to help keep the purchase moving forward.


BOTTOM LINE:
A low appraisal can create a hurdle, but it doesn't necessarily mean you have to walk away from the home. That’s where having a knowledgeable loan officer AND real estate agent working together can make a huge difference. 🏡🔑
