🏡 Orange County Housing Market Update | September 2026

Orange County is leaning slightly toward buyers, but there’s a lot more happening beneath the headline.

In August, 52% of closed sales sold below the last asking price, while 30% actually sold above asking. The difference often comes down to the individual property — condition, location, upgrades, pricing and competition.

Inventory currently sits at 4,939 homes, while Expected Market Time has increased to 101 days. We’re also seeing a noticeable difference between property types, with detached homes moving faster than condos and townhomes.

Whether you’re thinking about buying or selling, understanding the micro-market matters much more than simply looking at countywide numbers.

There's something special about seeing our neighborhood come together every Fourth of July. 🇺🇸 From the parade to the games, music, laughter, and smiling faces, this year's Deerfield Community 4th of July Celebration was another day to remember.
