When it comes to renting, there are a lot of tricks and
only a few treats. And the biggest trick of all is that
you're already paying off a mortgage— just not your own. Plus some profit for your landlord—and you don't get any of the benefits. Now that’s spooky! 👻

Did you know that if you had your own mortgage, you would get all of the monthly money you paid back when you sell your home? But when you move out of your rental, your money stays in your landlord's pocket. All that lost money is way spookier than paying your own mortgage—or rising rates! No matter what when you rent the intests rate is always 100%

What to know about home shopping this fall. 1) Although more homes are on the market this season than fall 2021, there are still currently more buyers looking for homes than there are homes for sale. This means that if you're looking to buy, you might find yourself in a competitive situation. 2) You should keep in mind that having a pre-approval letter in hand before starting your home search is very important before you start house hunting. You want your search to include homes that fall within your qualified price range. Once you find a home and want to submit an offer you may miss out because going through the pre-approval process will delay that. 3) Decide in advance what you are willing to compromise on. If a backyard or attached garage are non negotiable, will you settle for a smaller kitchen? 4) Think about what you will do if you find yourself in a multiple offer situation. Will you be comfortable offering over asking? Are you flexible on close date? How much earnest money are you prepared to offer?

Here are a few things to consider when you are preparing to sell your home…

1) How fast are you willing to move? If you are planning to sell, what is the next step? And are you ready to make a move if you get an offer right away?

2) What is your budget for a new home? If you're selling -and especially if you're selling for the first time -remember that you will be responsible for the costs involved with selling -including any necessary home repairs, closing costs, and moving expenses. I can help explain the costs involved in selling.

3) What will you need to do to prep your home for sale? If you've lived in your home for years and haven't made any updates, you may need to do some minor renovations -even in a market like this. I can help you understand what types of renos add value.

Are we in a housing bubble? As a realtor, I keep getting questions and comments about whether or not we’re in a housing bubble.

Today Is Nothing Like 2008

Although we can’t precisely predict what will happen, we can see a vast difference between the 2008 market and today’s market. Still many are wondering whether today’s real estate market is going to end up like the 2008 housing crash. Here's why economists and industry experts say the housing market is not a bubble ready to burst.

Today’s market is different. Odeta Kushi, Deputy Chief Economist at First American, says:

"This is not the same market of 2008.... It's no secret the housing market played a central role in the Great Recession, but this market is just fundamentally different in so many ways.”

Natalie Campisi, Advisor Staff for Forbes, explains how today's lending standards are different than those during the lead-up to the housing market crash:

"Among the differences between today's housing market and that of the 2008 housing crash is that lending standards are tighter due to lessons learned and new regulations enacted after the last crisis. Essentially, that means those approved for a mortgage nowadays are less likely to default than those who were approved in the pre-crisis lending period.”

Another reason today's housing market is nothing like 2008 is that the number of people looking to buy a home still outweighs the supply of homes for sale. As realtor.com notes:

“…experts don't believe the market is in a bubble or a crash is in the cards, like during the Great Recession. The nation is still suffering from a housing shortage that has reached crisis proportions at a time when many millennials are reaching the age when they start to consider homeownership. That's likely to keep prices high.”
