- Median Sales Price at $390,000 or -2.3% vs April 2025 (YOY)

- Active Listings at 32,877 properties or +0.6% YOY

- Days on Market at 61 Days or +6.6% YOY

- Closings at 8,761 properties or +7.5% YOY

While demand surged as closings ticked up 7.5% vs April 2025, listing volume was nearly unchanged at a 0.6% increase in total active listings for the peak selling month.

Prices declining 2.3% is helping buyers that have been sidelined for years with higher mortgage rates and insurance costs.

The good news for DFW homeowners and sellers is that population growth ranked #2 in the country last year (only behind Houston) for volume increase, helping to support demand in the area and mitigate significant price declines.

On the other hand, now is a good time to be a buyer in DFW as price cuts, seller concessions and active listings accumulate on the market.

🏑 πŸŽ‰ and congratulations to our clients on the purchase of this renovated house in prestigious Plantation Resort of Frisco, TX.

Our clients connected with us early in Q1 and wanted to to be very strategic about each phase of the purchasing process.

We met and discussed their goals for the showing phase, how they wanted to negotiate the transaction and what steps we’d take during the final due diligence / closing phase.

After an extensive search in Plano and Frisco, we identified this property after a price reduction and immediately went to view.

The pricing guidance showed that the property was still slightly overpriced despite the reduction and renovations that had been made.

Our clients instructed us to begin putting together an offer that included a significant reduction of the sales price along with seller concessions to help with closing costs.

Once under contract, we conducted multiple phases of extensive inspections and were able to negotiate repairs and obtain further seller concessions for our clients.
