🏡 The 96-Cent Dollar Is Gone. Here's What That Means for Homeowners.

For years, many North Texas sellers could expect to receive about 96 cents for every dollar they listed their home for. A $450,000 listing might sell for around $432,000, and homes often attracted multiple offers within days.

That market has changed.

Today, that same $450,000 home may be closing closer to $423,000 — putting about $9,000 less in the seller's pocket. On a $750,000 home, the difference can be closer to $15,000 before factoring in repairs, closing cost assistance, or interest rate buydowns.

📊 Why the change?

Buyers have choices.

There are nearly 30,000 homes currently for sale across DFW, and homes are taking longer to sell than they were just a few years ago. When buyers have options, they negotiate more aggressively. When sellers know buyers can simply move on to the next house, pricing and presentation become critical.

✅ Expect buyers to ask for something—repairs, closing costs, or help buying down their interest rate.
