I am seeing this taking place. As farmland of various types is threatened, the value of the lands remaining grows.

A new report published late last week shows Virginia farm land values steadily increasing.

Virginia-specific takeaway:

* Pasture Average Value per acre - $5,430 / up 2.5% from 2025
* Cropland Average Value per acre - $6,400 / up 3.7%
* Overall farm real estate per acre - $6,300 / up by 3.3%

* TOTAL value of all farmland and buildings in Virginia - $43.9 billion / up 2.8% since 2025

NOTE: These are statewide averages. Specific areas in high demand are seeing much higher prices. Out of curiosity, what are you seeing in YOUR county? Observations welcomed in comments below.
