If you're a buyer thinking, "I'll just have the seller's agent represent me", here are a few things to keep in mind!
1️⃣ Dual agency, though legal in PA, is banned in many other states because of conflicts on interest.
2️⃣ Seller's and buyers often have interests that directly oppose the other party's goals.
3️⃣ Some buyers believe that working with the listing agent will lower their expenses, however all fees are negotiable so the fees are not automatically lower, yet the cost of underrepresentation gets stronger.
4️⃣ Though a listing agent may know intimate details a seller will accept, they cannot disclose those details to the buyer without the consent of the seller.
5️⃣ Dual agency can be practiced safely, anytime I am in a dual agency situation, I like to bring in a neutral third party for negotiations so that each side has a representative protecting their interest!
