I’m here today evaluating this property for buyers who are considering purchasing the buildings occupied by NAPA Auto Parts and American Freight.
Both tenants currently operate under 10-year Absolute Triple Net (NNN) leases with two additional 5-year renewal options.

• Is it truly an Absolute NNN lease where tenants cover all expenses?
• What are the pre-negotiated rental rates in the renewal options?
• How likely are the tenants to exercise those renewals?
• If they leave, how easily can this be re-leased to another tenant?
• And how much deferred maintenance could become the owner’s problem?
These are the factors that determine whether a property is a great long-term investment… or a hidden risk.
