Mortgage rates ticked up slightly this week but stayed near their 2025 low. The average 30-year fixed rate rose to 6.16% for the week ending Jan. 8, up just a hair from 6.15% the week before, according to Freddie Mac. That’s still well below the 6.93% average at this time last year.

Freddie Mac’s Sam Khater said rates are holding close to 6%, helping boost buyer interest, with purchase applications up more than 20% compared with a year ago.
