I also grew up in the residential building environment, intimately involved in the building process from frame to completion, working weekends for my father’s contracting business. n Education and a minor in Social Sciences, I met my fun loving husband, Jeff, at a local country club, where we served members during the summers. Once we both graduated Spring of 1997, we heeded to our adventurous spirits, packed our sparse belongings, and made our move to the Charleston Area. My addiction to the lifestyle offered here has continued to grow ever since! Having lived here for over 25 years, my husband and I have rented, bought, and sold 5 homes of our own, being guided by our ever evolving circumstances and lifestyle visions. I have worked, played, and volunteered all over the area, and cannot only tell you all about the multitude of sites, institutions, activities, and events that make Charleston the best place on Earth to live, but also can share the uniqueness of each of Charleston’s pocket community’s lifestyle offerings. In addition to my experience in real estate construction and sales, my previous jobs in service and career in education give me the keen ability to listen to my clients, assess their individual circumstances, needs, and lifestyle desires, then work for and consult with them to create a tailored experience to meet their specifications. Having been accepted to join a prestigious, international learning cohort and completing the intense and rigorous Harvard Business School Negotiation Mastery Certificate course of study, I am exceptionally prepared to negotiate the most advantageous deals and outcomes for my clients. Additionally, my years of involvement as an Architectural Review Committee Member for Wild Dunes Community & Resort as well as my experience in helping builders identify and research viable properties -- by knowing and navigating through the intricacies of each community's unique building standards, ordinances, zoning, and procedures on our local islands, waterways, and in designated historical areas -- has been invaluable for both clients who are purchasing or listing property. My family and I reside on the Isle of Palms, which I liken to living on perpetual vacation in paradise. During my downtime, you will likely find me with Jeff and our three girls on the beach running, biking, or delving into our community’s coastal pleasures with friends, family, and/or the family’s Boston Terrier. If not on the beach, I will likely be in the water paddle boarding, surfing, or boating. When away from the water, I indulge in books, travel, food, wine, as well as my most recent love interest-- kickboxing. 10 Home Buying Hot Spots to Watch in 2026

New NAR analysis points to housing markets where the data shows home sales will likely be liveliest in the coming year.

Lower mortgage rates and rising inventories are expected to unlock more home sales in 2026—and several markets are positioned to benefit the most. The National Association of REALTORS® released its list of the 10 housing markets poised to outperform in the coming year during its virtual “Real Estate Forecast Summit: The Year Ahead” on Tuesday.

“The top 10 housing hot spots for 2026 have a combination of strong demand potential, projected improvements in affordability, and, most critically, a housing stock that matches the budgets of the buyers who are returning to the market,” says Lawrence Yun, NAR’s chief economist.

Nadia Evangelou, senior economist and director of real estate research at NAR, adds that while a handful of markets may lead the housing rebound, more households nationwide are likely to benefit from the same factors driving these top 10 markets. Lower mortgage rates, in particular, are expected to improve housing affordability in 2026. NAR forecasts the 30-year rate to average 6% in 2026—a significant drop from about 7% at the start of 2025. That decline could expand the pool of qualified home buyers by 5.5 million households nationwide, including 1.6 million renter households, NAR’s analysis shows.

Still, “home buying benefits most when affordability is matched with attainability,” that is, a housing for-sale inventory that aligns with buyers’ incomes, Evangelou notes. Where those conditions exist, real estate professionals are likely to see more of a boost in home sales than other areas.

2026’s Market Leaders

To identify the top markets, NAR analyzed metro areas with populations over 250,000, weighing factors such as buyer eligibility at lower mortgage rates, improvements in for-sale inventory, income growth, overall affordability and more.

“We analyzed the full landscape of U.S. metro areas—everything from job growth and migration to affordability, millennial buying power and new construction,” Evangelou says. “These [metros] aren’t necessarily the most talked-about areas, but they’re where buyers will finally see more openings and sellers can expect more activity as the market improves. Each metric tells a story, but together they reflect a housing market that’s starting to rebalance in 2026.”
