This was the type of deal most people would’ve passed on immediately.

The property involved:
• squatters / occupancy issues
• an estate situation
• foreclosure pressure
• a short sale approval process
• major property distress
• and a full renovation needed afterward

Most people see all of that and think:

“Too much work.”

But this is exactly the type of deal I specialize in.

Before anything else, the estate situation had to be navigated properly.

At the same time, lender negotiations were happening to secure the short sale approval before timelines expired.

Most real estate investors don’t fail because they can’t find deals- they fail because they don’t know how to finish them.

Clean titles. Vacant houses. Quick contracts. Because the second things get complicated—foreclosure, probate, liens, family disputes—they tap out.

That’s exactly where I lean in.

CASE STUDY: PATCHOGUE, NY

This deal took almost 3 YEARS to close.

Most people would’ve walked away long before the finish line.

What started as a distressed property situation turned into a full multi-layered estate and foreclosure case involving:
• probate administration
• foreclosure complications
• over $300,000 in liens that had to be negotiated and released
• and THREE separate short sale approvals that expired during the process

The property was part of an estate, so before anything could even move forward properly, probate administration had to be handled first.

And this is what most people don’t understand about complex distressed deals:

The property problem is usually only ONE part of the situation.

Behind the scenes there were:
• court and probate issues
• title complications
• lender negotiations
• lien holder approvals
• expiring timelines
• document updates
• and constant coordination between all parties just to keep the deal alive

Every time we got close to the finish line, another issue surfaced.
