APPRAISAL GAP = the difference between appraised value (per the appraiser) and purchase price. The difference becomes an issue when the offer is higher than the appraisal, and the buyer's mortgage financing doesn't cover the gap. If the buyer's financing isn't approved the sale could fall thru. As a competitive technique many offers include appraisal gap coverage which means the buyer will add to their mortgage down payment to cover an appraisal gap. In the past the seller often had to reduce the purchase price to resolve the gap, but in this competitive market it mainly falls on the buyer's shoulders.

Advice for Sellers: In this multiple offer market it's more important than ever to have a professional listing to achieve the best offer. It's essential to have a high quality virtual tour, a floor plan and a multitude of professional photos. While you may save a small amount on commission with a limited service listing you'll never know how much you lost on your final price. Know what your listing looks like, and do not settle. Lastly, the best offer is not always the highest offer.

Advice for Buyers: In this competitive market, most offers are significantly over asking price and have no contingencies (loan, appraisal, inspection). Don't get your heart set on a house until the battle is won. Focus on homes below your top budget so you have room to bid over asking price. There is more to a winning offer though than price.

If you're preparing to sell your and move into a new one, use these 10 helpful tips to ensure a successful move! 🚚

-Change your address. Do this with the U.S. Postal Service so mail will be forwarded properly.
-Take pictures of where all those pesky wires go, i.e., the back of the TV, the computer, and the cable box.⁠
-If renting, give your landlord at least 30 days' notice of your plans to move.
-Take measurements to see where larger items will fit in your new home.
-Consider your budget and your capacity –both physical and mental – for packing, loading, transporting, and/or unloading.⁠
-Get multiple estimates from moving companies and storage facilities.
