Seller-friendly but nuanced:
Rising prices with shrinking inventory favor sellers, but declining transaction counts suggest buyers are becoming more cautious, possibly due to interest rates or affordability pressures.

Investor focus on smaller assets:
The preference for smaller multifamily buildings (2–6 units) shows that investors are favoring more manageable deals over large, complex assets.

Rental upside but segmentation:
Rents are going up, especially for newer/luxury units, but older or less upgraded inventory might face more competition.

Geographic variation matters:
