Sellers have a new strategy: don't sell.
Home delistings hit a record in 2025, up 45.5% year to date and the highest on record. In Miami, for every 100 homes that went up for sale, 45 got yanked back off the market.
Why? Sellers are still dreaming of 2022 prices. Buyers are crushed by 7% mortgages and soaring insurance. So instead of dropping the price, sellers just hide the house and wait.
Here is the part nobody says out loud: a home pulled off the market helps no one. It does not lower your rent. It does not let a young family in. It just sits there, frozen, while everyone insists nothing is wrong.
