Let's find you next home with a rate that money can't buy anymore!

1. What is an "Assumable Mortgage"?

An "Assumable Mortgage lets a buyer take over the seller's existing home loan, Including:
- The interest rate.
- The remaining balance
- The loan term.
- Instead of applying for a brand-new loan at today's higher interest rates, you "step into the seller's shoes."

2. Example:
- Home Price: $350,000
- Seller's existing FHA loan: $280,000 @ 3.5%
- Buyer pays $70,000 cash or obtains a second mortgage for that amount.
Buyer's total blended rates may average around 4%. instead of 7% - saving around $500-$800 per month.

3. How the Process Works:
Step 1: Buyer and Seller agree on the purchase price.
Step 2: Buyer applies with the seller's loan servicer to qualify.
Step 3: Servicer verifies eligibility and approves the assumption.
Step 4: Buyer brings any difference between sale price and the remaining loan balance as cash or secondary financing.
Step 5: The loan transfers - buyer begins making payments under the same terms.
