“One of the biggest questions I get is, “What exactly is an appraisal?”

An appraisal is completed by a licensed appraiser to determine the home’s fair market value. If you’re using financing, your lender wants to make sure the home is worth what you’re paying for it.

Here’s what the appraiser looks at:

🏡 The home’s size, condition, and features.
📍 The location and surrounding neighborhood.
📊 Recent sales of similar homes nearby.
🔨 Any upgrades or improvements that add value.

What if the appraisal comes in low?

Don’t panic! There are several options:

✔️ The buyer and seller can renegotiate the price.
✔️ The buyer can pay the difference out of pocket.
✔️ The seller can challenge the appraisal with additional comparable sales if appropriate.

Most appraisals move forward without any major issues, but understanding the process helps everyone feel more confident from contract to closing.”
