Welcome to the next edition of Curated Monthly — July!

Summer is in FULL swing and man is it busy around here (in the best way)! The events calendar is packed with fun things to do, the days are long to fit in those sunset hikes, and to top it off the real estate market is in full swing.

After spending a week in DC meeting with legislators on the future of real estate, I’m happy to be back in Jackson taking advantage of the summer days while they’re here. One of the first things I ask the seller? The age of key systems🔑 roof, furnace, water heater, windows, sewer, etc.

Because surprises are great… unless it’s a 25-year-old water heater.

Quick cheat sheet for Jackson Hole homes🏔️:

• Roof: 20–30 yrs (longer if metal/tile)
• Furnace: ~20 yrs
• AC: ~15 yrs
• Water heater: 10–12 yrs
• Windows: ~20 yrs
• Sewer: PVC = 100+ yrs | Clay = 50–60 yrs
• Electrical: varies—watch for older wiring

Buying a home here is a big move—make sure you’ve got someone asking the right questions before you fall in love with the view.

Welcome to the next edition of Curated Monthly: June🌿

It’s heeeeere! June of 2008 is when I first landed in Jackson, it was love at first sight and I’ve never left ☺️❤️ The whole town is in a good mood as the trails are melting 🏔️, the rivers are flowing 🎣, and we can finally spend some time outside🏕️!

As for me? The next few days I will be in Washington DC meeting with our legislators 🤝🏻 in efforts to protect our property rights, meeting with our industry leaders to stay at the forefront of market trends and building connections.

June also means an influx of listings 🏠 Once that grass turns green, realtors are planning their listing shoots to get on the MLS as fast as possible. Have something you’re looking for? DM me, I often hear about them just before they hit the public market.

Welcome to the next edition of Curated Monthly — May!

May in Jackson Hole: when the only thing slowing you down is a herd of elk (not a line of Escalades) and you can walk in to your favorite restaurant and there is parking right out front. It’s a good time to prep for the busy summer season, spend time with family, go out to eat for 2-for-1s, and just get to enjoy the quiet Jackson. My personal favorite part? Getting the inside scoop on the coming soon listings—before the summer crowd even books their flights.

We’ve also been working hard at KWJH, we just launched our new magazine, Elevate the Everyday: Your Guide to Living in Jackson Hole. With plenty of info for longtime locals and visitors alike, we’re bringing the community together for a launch party on May 8th from 5-7 at our flagship offie at 295 W Pearl Ave. Come on by and grab a copy!

Jackson Hole real estate market explained in under 35 seconds ⏰

Is the market cooling off? Signs are still pointing to no. Sure, the average sales price dropped, but only about 5%. And, homes are spending almost 20% less time on the market, telling us that the properties being sold are actually priced more appropriately and that buyer demand is still strong as it’s been.
