We just purchased another property in Martin, Tennessee — and this one came with a story.

The seller had been dealing with out-of-town investors who did not really understand the local market. They came in strong, offered too much, tied the property up, and then could not perform when it was time to actually close.

Unfortunately, that left the seller waiting for about a month with no real solution.

That is where we were able to step in.

We looked at the property realistically, understood the area, worked through the numbers, and found a way to make it work. This deal was not perfect on paper, and honestly, it took some creativity to get it across the finish line. But because we know the local market, have strong lending relationships, and care about doing what we say we are going to do, we were able to close and give the seller certainty.
