However, inflation headwinds from energy costs, tariffs, and government spending are pushing mortgage rates to their highest levels of the year, and the Fed won't step in until inflation trends turn. While the AI boom is lifting San Francisco, it's unclear if stock market gains will offset the cash crunch for middle America. On the inventory front, after years of growth, supply is now flat or declining nationally—with Austin and Dallas showing early signs of a potential turnaround after four years of climbing inventory—which could mean price stability heading into 2027.
