Right now is the easiest time to sell your house, but there are still some mistakes you want to avoid.

1. Overpricing your home "just to see if anyone will bite."
2. Taking low offers personally.
3. Being unwilling to depersonalize or remove clutter.
4. Underestimating the importance of listing photos.
5. Concealing major home issues from your agent.
6. Leaving your pets out or hanging around during showings.

Buyer’s Market: In a buyer’s market, you have 10 chairs and only 7 people playing.
Seller’s Market: In a seller’s market, you have 7 chairs and 10 people playing.
Today’s Market: In today’s market, you have 3 chairs and 134 people playing, and one chair just got sold.

Whether you’ve already gone through a real estate transaction or watch HGTV, I’m sure you’ve heard these two terms: market value & appraised value. When you’re used to using jargon for work all the time, we forget that many people don’t know or understand what we’re saying. I just wanted to explain what some of our jargon is as a Realtor and how it’s vital to any transaction.

Market value is the price someone is willing to pay for a house.

Appraised value is the professional opinion of an appraiser.

Once a house is under contract, a lender will most likely require an appraisal to verify the property is worth the purchase price. Lenders want to make sure that you’re not borrowing more than what the property is worth.
