Hey! I wanted to take a moment to introduce myself, I'm Mike and I am a local beaches realtor at Yellowfin Realty located in the heart of Jacksonville Beach. I have been a Jacksonville Beach resident for almost 20 years, after relocating here I found a quick love for the area. I spent most of my time surfing, riding my motorcycle or picking up an extra shift bartending at the local beach bar. Now a days you will likely find me coaching at the local ball field, on the boat, riding bikes, fishing or headed out to the sand bar during the spring and summer months!

I grew up surrounded by contractors, construction, and tradesmen (upholstery, canvas, carpentry). Naturally, transitioning into the real estate world was an easy decision. When I am not working you will likely find me building or fixing something at the house.

About 5 years ago I took the dive into the real estate business here and I haven't looked back. Jacksonville Beach and the surrounding have a ton to offer anyone who chooses to live here! We have the amazing beaches community and large beaches to enjoy, St. John's River, an up and coming downtown area, Jacksonville Jaguars, Jumbo Shrimp baseball, a short drive down to St. Augustine in addition we are only about 2 hours from some of the most pristine springs in Florida!

The beaches and surrounding areas are perfect for singles or families! You can find a little bit of everything somewhere around town.

Before starting the house hunting process you will need to obtain a Pre-Approval Letter. Now a days you typically will not be shown a home unless you have this letter sent over to your Realtor.

Basically, this letter tells your Realtor that you likely have the funds and/or financing available to view homes within your price point.

There are a few factors that can impact your pre-approval and below I will break them down for you.

πŸ’΅ Income - Your lender will not only look at your paycheck but they will also need proof your income shows consistency.

πŸ’΅ Employment history - Stable employment history is proof that you have a steady income and an ability to make recurring mortgage payments. Gaps in employment aren't a deal breaker but can make the process a little harder.

πŸ’΅ Other debts you might owe - Your Debt-to-Income ratio is analyzed by your lender to determine your borrowing risk. A low DTI ratio shows you have sufficient funds to pay your debt and will stand out to your lender. A high DTI ratio will also stand out, but not in a good way, as this makes the risk for the lender greater.
