Not every deal gets to the closing table the easy way. 👊

Just sold — 3519 Bougainvillea Street. Proud to have represented the seller on this one, because this transaction definitely tested us along the way.

After going under contract, the buyer initially moved to cancel before even submitting a repair request. But we weren’t letting a good deal fall apart that easily.

I worked directly with the buyer’s agent to slow things down, give us an opportunity to actually review the buyer’s concerns, and get a repair list on the table. From there, we were able to negotiate a solution that worked for both sides, keep the transaction together, and ultimately get buyer and seller the outcome they wanted — closing on time.

Sometimes the job isn’t just getting a property under contract. It’s knowing how to navigate the moments when a deal starts heading sideways, protect your client’s interests, and find a path forward.

Another successful investor flip in Murray Hill. 👏🏡

Congratulations to CJ Noble and his clients on the sale of 1178 Murray Drive, closing at $269,000.

This one started with a different plan. The property was originally intended as a long-term hold, but as the project evolved, the strategy shifted to a flip. CJ helped guide his clients through that change, stayed close to the process, and helped bring the renovation across the finish line and get it sold.

The finished property featured a beautifully renovated main home plus a detached ADU, creating strong flexibility for future owners and investors alike.
