✨ CLOSED! ✨

This one is more than just a closing — it’s a true Nomad Realty success story. 🏡

218 W. 11th St., Jacksonville, FL 32206 is officially off the market, and the journey here was nothing short of a battle. Our buyers had already lost a property to the same FHA appraiser and the same issues just months before. But this time… we weren’t giving up.

💪 With 100% FHA financing through Ryan Proffitt, we went to work. We fought through an unfavorable appraisal, collaborated directly with the appraiser to adjust terms, and made the deal contingent on a lead paint test. After weeks of prep work with the sellers and clearing every hurdle, the lab came back negative ✅ — and the path to closing was clear.

The best part? These first-time buyers are now also first-time investors — moving into the upstairs unit and renting out the downstairs of their new duplex. 🙌

This is what Nomad Realty was built on — persistence, problem-solving, and doing whatever it takes to make it happen for our clients. It might not be the flashiest deal we’ve ever done, but it’s one I’ll be telling for years to come.
