The development will occupy the full block bounded by 6th Avenue North, 7th Avenue North, 1st Street North, and 2nd Street North.

Plans call for 73 luxury hotel rooms (keys) alongside 52 for-sale condominiums, offering a range of floor plans from studios to expansive penthouses. Additional features include versatile event space, an upscale restaurant, and premium retail offerings.

Rising to 68 feet, the building will stand as the tallest structure among the few remaining vested, developable properties exceeding 35 feet on any barrier island in Northeast Florida.
The project will feature a distinctive, independent brand, meticulously developed in close collaboration with a leading hotel operator and branding firm over an intensive two-year process.

Construction is scheduled to commence in late 2027.
