Ponte Vedra Market Update: Mid-Year 2026
We're officially halfway through 2026! If you've been wondering how the Ponte Vedra real estate market is performing, here are the highlights from June. I'll be sharing these updates quarterly to help keep you informed.
Home prices adjusted.
The median sales price was $829,500, down from both last June and May. Remember, monthly median prices can fluctuate depending on the mix of homes that sell.
Homes are still selling.
82 homes closed in June – up 28% from last year – showing that well-priced homes continue to attract buyers.
Buyers have a little more breathing room.
The median time on market increased to 36 days, giving buyers more time to make decisions than in recent years.
Sellers are still receiving strong offers.
Homes sold for an average of 96.4% of asking price, making strategic pricing more important than ever.
Buyers are becoming more selective.
Pending sales and new listings both declined, while inventory increased to a 3.5-month supply, giving buyers more choices but still keeping us short of a balanced market.
The Bottom Line:
The Ponte Vedra market is becoming more balanced. Buyers have more options and a little more time, while sellers who price their homes correctly and present them well continue to achieve successful sales. We're no longer in the frenzied seller's market of the past few years, but we're not in a buyer's market either.
