The infamous spring market is here...

And if you’re feeling intimidated about house hunting right now...

This is what I’d do (and my clients have seen success from)

👉 This is meant to be viewed as a menu of strategies - know that it’s not always realistic to do every single one of these!

1️⃣ Work with a local lender who can close quickly

2️⃣ Be as flexible as you can to meet the seller’s needs

3️⃣ Get a fully underwritten loan (stronger than a pre-approval)

**4️⃣** Include appraisal gap coverage - This shows your willingness to cover the difference if the home appraises lower than the list price.

5️⃣ Have a strong earnest money deposit - Upping from standard 1% to 2%-3% can signal your commitment.

This is a tale of a home that sat on the market

It happens... Homes that aren’t priced appropriately or have larger structural problems can create hesitation in prospective buyers.

I’ve had the opportunity to work with sellers who were unsuccessful in their first listing attempt.

It’s my job to see what tweaks can be made to get the home seen and into the hands of the right people.

Here’s what I focus on–

Review listing feedback
I’ll review comments made by those that toured the home and get strategic about addressing any hesitations

A slight market adjustment
We’ll reevaluate the price to better align with current market dynamics, making sure it appeals to the right buyers

Staging and a photo + video refresh
Professional staging with my company , top quality photos and videos + a refreshed social media strategy - can really bring a home’s charm to life

Community open house 
We host a lively open house with a great playlist, apps from local spots, and a fun atmosphere. All attendees receive a handwritten thank you card.

Neighbor invitations
We send personalized invites to the neighborhood announcing the open house.

Several times a week my schedule is booked with what I call *Buyer Consults*. Here’s what goes down during these meetings:

📲We hop on a 15 min call

🗣️We’ll chat about your real estate goals

💵We’ll briefly go over financing options and I’ll share a list of local lenders I trust to see what you qualify for.

❓I’ll answer questions about the home buying process.

⌚️We’ll talk about your timing - you could be ready to get house hunting that day or be 2 years out. Both are normal.

I think I can speak for anyone who has ever moved...
Saying goodbye to your longtime home is incredibly bittersweet and emotional.

From the quiet everyday moments to our biggest milestones, the walls of our homes have seen it all.

An agent’s role in the sale of your home entails many things–

➡️ They should provide expert counsel, price the property appropriately, market it thoroughly, and negotiate favorable terms.

➡️ But most of all, a seller’s agent should be an empathetic advisor as their clients go through the highs and lows of this huge life event.

Look out for these key qualities in a seller’s agent:

👂🏼Active listener: They pay close attention to your wishes, concerns and hesitations.

🗣️Strong communicator: They keep you informed at each stage of the process and provide resources for questions that arise.

🧠 Emotional intelligence: They recognize this is a significant life event. They don’t push or pressure you to make decisions and provide additional support where needed.

🎯 Solutions-oriented: Hiccups are inevitable in real estate. They seek solutions and embrace a can-do attitude!

This is one topic I cover with my seller clients as they think about putting their homes up for sale.

We’ll do a home walkthrough. I’ll swing by and together, we’ll make our way through your home reviewing details, decor and repairs to make ahead of listing.

With your permission, I’ll snap a few pictures of your current furniture, decor and layout to capture the essence of your home.

Together with my professional staging company, I’ll make recommendations for what pieces I’d like to see remain in your space for showings and what items we’ll bring in for staging. (This gives my clients clarity on what items to pack up and what to leave out!)

Spot a beautiful home on Zillow, click the ‘Request a tour’ button, and voila, you’re one step closer to your dream house.
