Northeast Florida Market Update – August 2026 🏡📊

August brought a shift in the Northeast Florida market. Median sales prices dipped slightly, while new listings and active inventory both dropped significantly from July.

What does this mean? Buyers have fewer homes to choose from, while sellers are seeing less competition—but pricing remains important in a market where buyers are still watching their budgets.

🏡 Last week was a BIG one for my customers! 🎉

First, my sellers closed on their home in Murray Hill! After receiving a list-price offer following an open house, we encountered a few hurdles during the inspection process. Through clear communication between my sellers, the buyers’ agent, and everyone involved, we worked together to find solutions that made sense for both sides and we closed on time! 🙌

A few days later, my sellers officially became buyers and closed on their beautiful new home in the Ortega Bluff neighborhood! 🏡❤️

We were up against a competing offer, so we put together a strong offer that positioned them to win while still making sure the numbers made financial sense for them. Once under contract, we continued to negotiate repairs and additional concessions that ultimately worked well for everyone involved.

Two closings. Two very happy customers. And a whole lot of communication, negotiation, and teamwork along the way! 🥂

Wishing the new owners of the Murray Hill home as much happiness there as it brought my sellers, and welcome home to my buyers! ❤️
