We are definitely in a buyers market in most areas. Sellers are finally realizing that they have to either renovate, lower their price, or wait and sell in a different market when sellers have more leverage!

More home sellers are taking their houses off the market after not finding buyers at their asking price.

In May, delistings rose 47% nationwide compared to last year, according to Realtor.com's latest housing trends report. This shows many sellers prefer to wait rather than lower their prices. At the same time, the number of homes for sale grew 29% in June compared to last year. New listings went up 6.2% over the past year but have stayed steady in the last two months.

Still, more homes are being taken off the market than new ones are being added. In May, 13 homes were delisted for every 100 new listings, up from 10 in the spring of 2023 and 2024, and only six in 2022.

Happy Fall, FB Family! It's the first weekend of the last quarter of this year. Here is your friendly reminder to push for your 2024 goals, start planning for 2025, and solidify your holiday calendar.
This is my favorite time of the year. Pumpkin spice is everywhere and the holidays are suddenly upon us.
October is packed with amazing holidays! International Music Day and National Homemade Cookie Day was the 1st, so I danced in Q4 with a delicious peanut butter cookie. My beloved university was founded on (FAMU) October 3rd🧡💚, so I played a few songs on my piccolo to reminisce about my M100 days on the hill. Some of my favorite October holidays are World Mental Health Day (Oct. 10th), National Dessert Day (Oct. 14th), and National Pregnancy and Infant Loss Remembrance Day (Oct. 15th). Don't forget; this is also Breast Cancer Awareness Month.
Grab your favorite people and schedule some memories. Above all else, don't forget to finish this year full - full of impact, full of gratitude, and full of hope.

Getting a home inspection before listing is a power move. Sellers, the market is shifting, and we are nearing a balanced market. With more inventory than the past two previous years, buyers have gained more negotiating power. Wisely, buyers are slower and more careful in making offers now. They have become more particular about what type of home they are willing to buy due to inflation and higher interest rates. Remove potential points of negotiation by addressing potential problems early. Hitting the market with the best/safest property helps you get the highest offer faster. While properly pricing your home is the number 1 way to find seller success, properly preparing the home is definitely a very close 2nd!
